Exclusive rights allow you to use the rap beat as you see fit, without limitations or any legal issues or hassles.  Exclusive rights are generally useful for those who want to mass distribute their hip hop music (1000 or more copies), use the beat for commercial purposes, or wish to resell the beat for profit.  Exclusive rights come at a higher cost (sometimes in the thousands), because the license holder is transferring their rights to you, thus denying them any royalties for the future sale or use of the hip hop beat.
